Site-Specific Development Potential (SSDP)  $350

Following a phone discussion with a potential client, we offer to complete a Site-Specific Development Potential Report which outlines our assessment of the type and size of a potential second dwelling on the client’s land. This will identify relevant planning issues, land constraints (e.g. easements), parking needs, open space requirements, setbacks and the style of the dwelling suited for the site in question. The initial service fee will be deducted from any future project cost.

Schematic Design  $1,000

After a review of the Development Potential Report, the client may wish to engage our services to prepare a Scheme Design. This will show on two drawings (Plan and Elevations) the proposed scheme using a Modul Homes building option. A firm price quotation will also be provided to accompany the suggested development. This cost will also later be deducted from any Development Contract price.

Planning Application and Relevant Planning Permits  $3,500

Our team will prepare and process a Planning Application to develop the land according to the agreed Scheme Design. The planning application cost and various authority fees will be separate to any cost for development.

Building Permit and Building Surveyor Costs and Fees

Our team will prepare and process a Planning Application to develop the land according to the agreed Scheme Design. The planning application cost and various authority fees will be separate to any cost for development.

The client will not be charged for these costs and fees as they will be included in the total Project Price.
